HOW TO ACCESS FORECLOSURES FOR FREE(no strings attached)
There is no reason to pay a person, company or website for lists of foreclosures because in the Phoenix area in Maricopa County, access to this public information is free. Here's how & why. When a property enters foreclosure in the Phoenix area in Maricopa County, the bank is required to submit a public document, which is found online & free for everyone to get. It's called a “Notice of Trustee Sale.” Other states & some websites call this document a "Notice of Default," but it's all the same. This “Notice of Trustee Sale” document is the bank's first step towards foreclosing on the property and will detail almost everything you will need to get the process started, such as the owner’s name, property address, tax parcel number, original amount owed & who the lender is. There is no reason to pay a person, company or website for this information. So, to get access to free and unlimited lists of Phoenix area properties in foreclosure, follow these 10 easy steps:
1. Go to Maricopa.gov (print, save or copy/paste these steps before clicking on link)
2. On the left side under "Quick Links," click on "Recorded Docs."
3. When the new window opens, DO NOT pay attention to the fields asking for recording #,business name, las name, first name or middle initial
4. Instead, you need to to choose from the “Document Code” drop-down menu a specific type of document called a “Notice of Trustee Sale” or “N/TR Sale”.
5. Then, choose a date range. Keep your date range as short as possible because there are tens of thousands of properties in foreclosure
6. Then, click search
7. A new window will open up which will list all properties in foreclosure within your date range
8. To view the property info, click on the recording number which will open a new window.
9. On this new page, make certain that the PDF button is marked. DO NOT CLICK "Buy Document." Instead, scroll to the far top right of the page & click the number next to "View Unofficial Document."
10.Now you can view the foreclosure document which will list the property address,
owner's name, original amount owed, lender info & auction date.
So, there you have it ….. access to free and unlimited lists of Phoenix area properties in foreclosure! This is the same way that those “foreclosure websites” get their information but make you pay for it. Now you finally know that there is no good reason to pay to get this information, because foreclosure lists in the Phoenix area in Maricopa County are public information and FREE. Go ahead & try it. HOW TO BUY THESE FORECLOSURES To buy one of these foreclosure properties, you could call the owner...who may not even know they’re in foreclosure (WASTE OF TIME); you could mail them something in order to get them to contact you (WASTE OF TIME & MONEY); you could even knock on their front door (BAD & SCARY IDEA). Keep in mind, the owner may not know he/she is in foreclosure, may have been contacted by hundreds or thousands of others like you, may be embarrassed and/or upset and, most importantly, may not even want to sell. Besides, you probably don't want to enter the property without the owner's permission...that's trespassing & illegal. Not to scare you, but you don't know if the owner has mean dogs or even a gun. If you do any of these actions, you risk your personal safety & are wasting your time and money. If you want to wait for the auction date, GOOD LUCK! Foreclosure auctions in the Phoenix area in Maricopa County are not set up for the average buyer to participate. You are required to pay $10,000 just to bid (refundable if you don't buy a property). Then you have to pay the balance due by 5pm the next business day & buy an auction property in AS-IS condition without any inspections. Foreclosure auctions in the Phoenix area are a waste of time & are a bad choice to find good deals on Phoenix area properties.
