My name is Paul Welden and I am a Phoenix area Exclusive Buyer's Real Estate Agent with HomeSmart. Most Phoenix real estate agents represent sellers by listing properties for sale. So, when you see a property for sale and want to get more information, most buyers don't know that they are usually contacting the seller's real estate agent, who try to sell you houses for as much money as possible & with as little information as possible, because that's what the seller hired them to do. Instead of getting information from listing/seller's agents, Phoenix home buyers allow me to assist them, because the informed home buyer understands that there needs to be two separate and independent real estate agents for each home purchase...one for the seller & one for the buyer.
So, be careful about who you are getting information from..... is it the listing/seller's agent or a Buyer's Agent? Also, when looking at homes, just because a real estate agent shows you a home, doesn't necessarily mean that agent is a buyer's agent! Most real estate agents represent sellers, and probably the seller of the home you are interested in, but by that agent showing you a home, you have created an agency relationship and actually may have indirectly "hired" that agent, without even knowing it. WHAT IS A BUYER'S REAL ESTATE AGENT?
A Buyer's Agent is a licensed real estate agent that represents homebuyers in real estate transactions. Any real estate agent can help you to buy a home, but an Exclusive Buyer's Agent only helps homebuyers and NEVER represents sellers*. So, when you use me as your Exclusive Buyer's Agent, you can be assured that I will never represent the seller*. The real estate industry was previously representing the Seller, exclusively, leaving home buyers unprotected & unrepresented. But now, home buyers want and need to have an equal level of representation in the real estate transaction. Well, I am doing just that by exclusively representing Phoenix area home buyers and giving them the level of service they demand. I firmly believe that you, the home buyer, have a right to full and equal representation and service, the same that sellers have monopolized...until recently. As home buyers learn how the real estate industry works, they are demanding the level of service that only an Exclusive Buyer's Agent can provide.
As an Exclusive Buyer's Agent, I have fiduciary duties to the home buyer of loyalty, obedience, disclosure, confidentiality and accountability. Homebuyers will not receive these from the seller's agent, but you are entitled to them when I am your Phoenix Buyer's Agent. I assist Phoenix area home buyers with locating and evaluating all Phoenix area homes for sale. I work to negotiate the best price and terms for buyers ... not the Seller! I also assist home buyers in evaluating loans and financing options, as well as finding competent home inspectors and home warranty companies. Above all, I work to protect & promote the home buyer’s interests at all times throughout the entire home buying process. My job is to always to protect you – the home buyer. *There is a potential for "limited dual agency" if client purchases a property listed by HomeSmart. If my client places an offer on a property that is listed by HomeSmart, I will be working, not as an Exclusive Buyer's Agent, but as a limited dual agent with some limits to representation, but still more than what an exclusive seller's agent can offer.
